NDY were appointed to provide a range of services for the comprehensive refurbishment and extension of the Angel Building, Islington, London - a development consisting of 25,000m2 of high quality office accommodation.

The extensive refurbishment works comprised complete facade replacement, floor plate extension, an enhanced entrance/atrium area and revised cores to suit augmented toilet facilities and lift arrangements.

The project was carried out to an extremely fast programme to ensure that the refurbished offices were available in the shortest possible timescale. Careful consideration was provided in respect of the energy efficiency of the building fabric and the services to provide a significant improvement over current Building Regulation requirements.

The new services solutions were selected in consideration of the client’s aspiration for a BREEAM "excellent" rating and local authority requirement for 20% reduction in CO2 emissions using renewable technologies.

New systems have been selected to provide flexibility for a number of tenant options, suited to the revised core layouts and the enhanced floorto-ceiling heights. A displacement ventilation system was utilised following the introduction of an appropriately efficient new facade that resulted in acceptable loads within the occupied areas.
